Happy New Year 2020! It has been a steady start to the new decade in the property market. In fact, the market didn’t really stop over the break, with a good lead in to Christmas with multi offers and sales right until Christmas Day.
This activity continued during the break as both vendors and purchasers were eager to get their property goals checked off for summer.
At only a few days into the New Year, the speed of new listings is accelerating. This is earlier than usual, as the market traditionally doesn’t start to pick up momentum until mid-January.
We’re expecting a fairly stable market over the next few months. Interest rates remain low and buyer confidence is healthy, and overall we’re seeing a settled market where both buyers and sellers are realistic and accepting of the market. The good news for vendors is that current market conditions mean that if you have a well-presented property at a realistic price, there will be a buyer – or multiple buyers – for your home.
As we head into Christmas it’s fitting to talk about giving and community at this time of the year. In recent weeks we were delighted to present donations to both the Harbour Hospice and Tui House to support the fantastic work they do. Our clients appreciated the fact that money was going to local people to support them in their time of need.
We are also gathering donations for those who find Christmas a tough time so we are collecting toys and non-perishable food items for the Rodney Women’s Centre and The Coast Families Organisation. In terms of the property market, December is shaping up to be a busy month. We are running auctions right up until 18 December, with some high-quality properties on offer. What we have noticed over the last month is a rise in pre-auction offers as purchasers are keen to get their property goals sorted before the end of the year. This is resulting in some extremely positive results for our vendors.

Over the last month we’ve witnessed a growing confidence in the property market. Record low interest rates are bringing with them an influx of buyers, and auctions continue to be successful with a high proportion of homes selling under the hammer or shortly after.
We are seeing a more buoyant market in Rodney compared to some other areas in Auckland, and with numbers peaking at 32 attendees at one open home this past weekend; buyer confidence seems to be increasing coming into Spring.

Although we definitely recommend decluttering and storing away all personal photos, so that potential buyers can envisage themselves in your home, there are many other small tasks that will increase the attractiveness of your property to buyers.
Enlist a professional cleaner to give your home a good once over before the photos are taken. Most of us never quite attack the dirt under the sofa, so it pays to invest that little bit extra for a professional touch. Giving your blinds or curtains professional cleaning can work wonders and you’ll be amazed at how much brighter your rooms appear with freshly cleaned window coverings. And don’t forget the small things like changing out non-working light bulbs and smoke alarm batteries.
